Overview
Q3 2025 has seen the positive momentum from previous quarters continue across the UK residential investment market. At the halfway point of the financial year, the residential investment team based out of the London and Leeds offices has experienced one of the most active markets in the past decade, transacting multiple deals on both the sell side and buy side.
Student Housing
Overview
The latter half of 2025 has seen an acceleration in activity in the market compared to the years’ first two quarters. Transaction volumes for July to September reached £1.83 billion; the largest third quarter volume on record, with year-to-date investment volumes standing at £3.4 billion (up 3% on the same period last year).
Residential Development
The residential development market continues to face significant challenges. Molior’s Q3 2025 London Development Update reported that 23 London Boroughs recorded zero private construction starts in Q1, reflecting the depth of the current slowdown. Projections suggest only 15,000 units will be under construction by January 2027, falling considerably short of London's housing needs.
