As a business, Allsop have been advising a range of clients in the residential investment market for over 40 years. We provide an extensive range of consultancy services for our clients, across a range of asset classes including the emerging living sectors.

The living sectors are becoming increasingly sought after by investors as they look to diversify portfolios, particularly as the recent market turbulence has demonstrated their robustness in comparison to some commercial asset classes.

  • Residential, particularly Build to Rent (BTR), has emerged strongly in the past five years, following the now established student accommodation sector.
  • Co-Living has been slower to progress due to more restricted locations that support the proposition and investors having to get comfortable with the pricing dynamics which differ greatly from more standard residential asset classes.
  • Affordable Housing is a well-established sector, however barriers to entry mean that many institutional investors are yet to enter the market. Partnerships with Housing Associations are the most likely initial route to market for new entrants, however some have set up as registered providers.
  • Retirement Living is receiving increasing attention, however, remains a specialist operating area and is still dominated by the sales market.

In 2015, with the emergence of the institutional investment market into the residential sector, Allsop started focussing on institutional grade BTR development. Allsop was instrumental in the thought leadership stage of the budding sector, assisting with the initial compilation of the ULI Guide to BTR and working with the RICS on the valuation methodology.

As the sector started to grow, we predominantly worked with developers to create a BTR proposition for investors that instilled the core fundamentals which would appeal to the institutional market through our multi-disciplinary advisory teams.

Today we offer a thorough full circle solution to our investor clients. Our specialist BTR Investment and Development team works closely alongside our subsidiary Allsop Letting & Management (ALM) in addition to our BTR valuation specialists and dedicated research team. We cover all aspects of assisting the underwrite of both multi and single-family Build to Rent investments, with significant experience of transacting and operating schemes.
